Why building here is a different decision
Pedregal is a gated community on the granite above Cabo San Lucas. The views can be Pacific white water, Lands End, Solmar, or the town lights. The streets are private. The lots are often steep. A house that works on a flat corridor site will not automatically work here. If you want to build in Pedregal, the first honest questions are about the land and the community, not about a mood board.

A vacant lot versus an existing villa
Some owners already hold a Pedregal lot and want custom new construction. The drawing has to start with what the granite, the access, and the view corridor will allow. Others already have a villa and want it opened, quieted, or brought up to how they actually live here. That is a remodel on the same hill, with the same gates and the same review — not a gut job imagined for a different neighborhood.

Living with architectural review from day one
Building in Pedregal means living with HOA rules and architectural review from the first sketch. Massing, height, materials, and how the villa meets the street are not decorations added after a design is already locked. They decide whether the house can be built as drawn. Planning for review early is cheaper than arguing with the hill after concrete is in the ground.
Cliff grade, water, and how a terrace actually gets used
A Pedregal terrace is only as good as the grade, the drainage, and the way people walk from the kitchen to the air. Cliff lots can give a horizon and still fail as a house if the retaining is wishful or the wind and the sun were ignored. New construction has to solve that before it sells a silhouette. A remodel has to tell the truth about the structure that is already stepping down the rock.
This is also why “build in Pedregal” is not the same search as “build in Cabo.” Pedregal is one community. The work we take on is this community: custom new construction and villa remodels inside the gates.
